Most people start their home buying search by looking at real estate websites such as Realtor.com, Zillow, or Trulia. That is a good start, but your first priority in the home buying process should be to hire a trusted Realtor to represent you.
A realtor can set you up for an automatic search via the MLS (Multiple Listing System). Each day (or in real time) you will be emailed a list of all the new listings or price reductions that match your criteria and budget. This is a HUGE time saver. And if you’re in a market, like the Omaha metro, where great properties sell in a matter of days, it can be an enormous advantage to be able to get in and see a property within a day or two.

You need to find someone who is not only great at his or her job, but someone you like, as you’re going to be working with that person quite a bit. Get together, have coffee, and chat. See if you click. If so, you need to determine if that person has the experience, customer service skills, and an understanding of what you are looking for in a home. Note how quickly the realtor responds to your initial phone call or email. If the realtor doesn’t get back to you within 24 hours, you might want to consider working with another realtor. The real estate business moves fast, and deals can be lost if your realtor doesn’t respond quickly on your behalf during negotiations.
