Step 1: Find a Trusted Realtor
Most people start their home buying search by looking at real estate websites such as Realtor.com, Zillow, or Trulia. That is a good start, but your first priority in the home buying process should be to hire a trusted Realtor to represent you.
A realtor can set you up for an automatic search via the MLS (Multiple Listing System). Each day (or in real time) you will be emailed a list of all the new listings or price reductions that match your criteria and budget. This is a HUGE time saver. And if you’re in a market, like the Omaha metro, where great properties sell in a matter of days, it can be an enormous advantage to be able to get in and see a property within a day or two.
So, how do you find and choose a realtor? Contact us at 402-415-4799 or via email@example.com so we can meet in person and see if we would be a good fit together. Remember, not all realtors are right for all people. You need to find someone who is not only great at his or her job, but someone you like, as you’re going to be working with that person quite a bit. Get together, have coffee, chat, or visit on the phone. See if you click. If so, you need to determine if that person has the experience, customer service skills, and an understanding of what you are looking for in a home. Note how quickly the realtor responds to your initial phone call or email. If the realtor doesn’t get back to you within 24 hours (should be less than that), you might want to consider working with another realtor. The real estate business moves fast, and deals can be lost if your realtor doesn’t respond quickly on your behalf during negotiations.
Second, interview the realtor by asking them very specific questions. We have compiled a list of interview questions for you. Click here.
